Solutions:
This pre-engineered metal building, approximately 137,250 S.F. in size, was found to be damaged by Hurricane Wilma. The extent of roof damage appeared to be about 10% to 15%. Two large sections of the roof sheathing, in the range of 5,000-7,000 S.F. each, were missing. Wind Clips that engage the standing seam of roof sheathing had been bent straight upward, releasing the sheathing. Two large area damages extended from the south cornice. Additional small areas of damage were determined to be caused from impact of wind driven debris. Three roof purlins, constructed of cold rolled steel, had been pulled off of the structure.
A downspout gutter at the lower south edge of roof was missing. It was determined that the gutter system may have failed first, and the damage spread across the roof sheathing. Further investigation revealed that the clips that failed at the standing seam of the metal sheathing allowed serious damage to the interior of the building The gutter design was analyzed for compliance to current wind requirements.
Core samples were extracted from each roof section to verify the underlying membrane condition and determine type and condition of the insulation system and deck. Design considerations included replacing missing roof panels with Varco Pruden "SSR" Standing Seam Roof Panels, replacing all visible damaged clips and missing clips, relocating all clips that had experienced pull out, and refasten to girder using Tek screws fasteners. Patch all perforations in existing roof panels, replace missing Zee purlins and install additional roof purlins. Additional CEE Headers was installed in accordance with the design plan. Missing draped insulation below the roof panels had to be replaced in addition to missing soffit panels. Damaged gutters and missing downspouts were replaced. The Roof system met and exceeded the building code requirements in accordance with the 2004 Florida Building Code and ASCE-7-02 for Wind Loads, ASTM A 36/ASTM A36M Standard Specification for Carbon Steel. The complete process was under the management of Allied Construction Consultants, Allied provided the client with the complete scope of work needed, reviewed the bids with the client, project start-up and on-site monitoring.

Solutions:
A thorough site evaluation of the roof assembly was conducted at Arvida Park Commerce. Comprehensive analysis and testing on both section 1 and section 2 indicated that the flood coat and gravel surfacing had deteriorated at a much faster rate than expected. Core samples and destructive testing indicated that the flood coat was not applied to specifications.
Moisture testing and Core Testing revealed inconsistent conditions and areas of repair indicated that the recover roof was not applied to manufactures specifications and the ply system was easily separated. Ponding had occurred at drain and repaired areas. Moisture was noted between the two roof systems. Characteristically, lightweight concrete substrates are highly hygroscopic.
The sight screen had suffered extensive damage and is extremely fragile and in need of service or replacement.
It was determined that a one ply base sheet Firestone SBS Smooth Modified Bitumen base sheet, GAF Glas Stratavent Eliminator Nailable, Ventsulation, Manville Ventsulation or Tamko Vapor Chan Mechanically Fastened to the lightweight deck would be an acceptable application.
A special consideration for the tenants electronic and photo equipment was needed to protect the area from falling debris and dust. A comprehensive plan was put in place prior to the installation of the roof system.

On the effected properties, provided design work addressing permanent remedial repairs or replacement of assemblies damaged by hurricanes on a building by building basis. Included in the designs were complete systems that met or exceeded the geographic building code requirements for wind-uplift and in accordance with ASCE-7 (wind -uplift calculation criteria). The Construction Documents enabled our Client to receive unprecedented 20 year NDL complete system (underlayment, flashing and cladding) warranties from the respective roofing manufacturers for each property.
Services included publishing individual sets of Specifications, Detail Drawings, Contract Documents for each affected property and provided each building manager with assistance for other related issues including Pre-Bid activities.
During the design process, assisted the Client with preparation of insurance claims and other supporting documents as well as assisting the Client during the insurance claim process, to facilitate appropriate settlements.

Solutions:
Comprehensive analysis and demonstrative testing revealed problematic conditions throughout the waterproofing envelope. Exterior stone veneer, windows and roofing system all required corrective design.
Stone veneer -
Removal of the existing stone, waterproofing of the structural wall with trowel borne reinforced membrane and application of a new stone veneer.
Windows - Correction of the existing installation and replacement of the sealant at the window to wall location.

Roofing - Complete removal and replacement of the system was necessary due to lack of adhesion of the existing roofing system. A new Hybrid built-up rooting system was designed.
All corrective design specifications were accepted by major manufactures for extended warranty periods, resulting in a leak free building. We also provided the primary expert testimony during the litigation proceedings, resulting in a multi-million dollar settlement for the University.
